01About these terms
These terms apply when you rent an office, use our registered office service or book a meeting room at Highfield House, 185 Chorley New Road, Bolton BL1 4QZ. Highfield House is run by Zube Trading Ltd (company number 11809304, registered office 138 Regent Road, Lostock, Bolton BL6 4DB), referred to here as "we" or "us".
If you sign a licence agreement with us, the licence agreement takes priority over these terms wherever the two differ.
02Offices
- A licence, not a lease: you are given a licence to use your office. It does not create a tenancy.
- Term and notice: licences run on a rolling 30-day basis. Either of us can end the licence by giving 30 days' notice.
- Licence fee: paid monthly in advance by Direct Debit.
- What's included: heating, lighting, power, internet, communal cleaning, parking and use of the meeting rooms.
- Deposit: one month's licence fee, paid before you move in. We return it within 7 days of the licence ending, less any money you owe us or the cost of repairing damage beyond normal wear and tear.
- Using the office: use it only as an office for your business, keep it in good condition, do not make alterations without our permission, and be considerate to other occupiers.
- Keys and fobs: please look after them and return them all when you leave. Each lost key or fob costs £50 to replace.
03Registered office service
- Fee: from £47 a month, paid monthly in advance. There is no minimum term. You can cancel at any time and the service continues to the end of the month you have paid for.
- Identity checks: before we can start, the law requires us to check the identity and address of each director and person with significant control. We cannot provide the service until these checks are complete.
- Using the address: you may use our address as your company's registered office with Companies House and HMRC. You must not use it for anything illegal or misleading.
- Post: up to a few letters each week are included. We scan each letter and email it to you, and the paper letter is shredded immediately afterwards.
- When the service ends: you must change your registered office address at Companies House within 14 days.
04Meeting rooms
Meeting rooms must be booked in advance. Registered office customers can use them free of charge for up to 3 hours each week. Please leave the room as you found it.
05Payment
Fees are paid in advance, as set out above. If a payment is late, we may suspend your service until it has been paid. We will give you at least 30 days' notice of any change to our prices.
06Ending a service
You can end a service by giving the notice set out above. We can end a service straight away if:
- a payment is 14 days or more overdue;
- you seriously break these terms or your licence agreement;
- you use the office or our address for anything illegal; or
- you give us false identity information, or do not provide the identity documents we need.
07Our responsibility
We provide our services with reasonable care and skill. We are not responsible for losses caused by events outside our reasonable control, such as a failure of utilities or the internet, or for post that is lost or delayed before it reaches us.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for anything else that cannot be limited by law.
09Law
These terms are governed by the law of England and Wales, and the courts of England and Wales will deal with any dispute.
